This Is Not Your Traditional Rent Vs. Buy List

Buying your first home comes with some serious benefits! Yes, there’s equity and stability and all that adulting stuff, but let’s talk about the fun parts of being a new homeowner. The little (and big) lifestyle upgrades that make homeownership feel like freedom. This blog covers a few things you might not think about but will absolutely love once you have a place to call your own!

new homeowner with large binoculars looking forward to no longer renting a

Top 5 List: Things Every New Homeowner Can Look Forward To

1. No More Shared Walls (or Soft-Walking Olympics)

Let’s face it: apartment life means sharing walls, ceilings, and floors with other people, and that comes with noise. Whether it’s the neighbor’s 2 a.m. drum practice or your own struggle to walk across your floor like a ninja, shared walls can make you feel like a guest in your own home.

When you own your home, you can stomp, dance, and vacuum at midnight if that’s your thing. You’ll never miss the days of trying to watch a movie without your upstairs neighbor’s “aggressive pacing” in the background.

2. Make It Yours—Your Style, Your Projects, Your Home

Bold paint? Peel-and-stick wallpaper? A gallery wall of your dog’s best angles? When you own your home, you don’t need permission to make it yours. From accent walls to custom light fixtures, the creative choices are all up to you. If you’re looking for inspiration, Brohn model homes across Texas are filled with design ideas curated by our professional team.

And here’s the beauty of new construction: you’re starting with a clean slate. At Brohn Homes, we’ve already taken care of the big stuff like energy-efficient systems, beautiful finishes, and thoughtful layouts so you’re free to focus on the fun stuff. Whether it’s hanging shelves, adding a garden box, or just swapping out cabinet hardware, you’re not fixing problems; you’re adding personality.

3. Tax Perks = Treat Yourself

Here’s a not-so-boring financial fact: as a new homeowner, you’re more likely to see a nice tax return thanks to mortgage interest and property tax deductions. It’s one of those behind-the-scenes benefits that can really add up over time.

So, what will you do with it? Splurge on a night out at Barley Swine, Jeffrey’s, or Craft Omakase (just a few iconic Austin spots we dream about). Take a weekend getaway. Upgrade your patio furniture. Or be extra savvy and set that refund aside to give yourself a little breathing room each month on your mortgage—or even get ahead on payments.

It’s your reward, and you’ve earned it. New homeownership isn’t just a smart financial move; it can also make room for a little more joy in your life.

4. Pet Freedom (All the Love, No Extra Fees)

Tired of pet deposits or being told your dog is “too big” or your cat “can’t live in the unit”? When you become a new homeowner, you make the rules. No more stressing over scratch marks on the carpet or sneaking your oversized pup past the leasing office (or hiding him from the landlord).

Want a Catio? Build one. Dreaming of a doggie door and a dedicated nap zone under the stairs? Go for it. Your pets are part of your family, and they deserve to feel at home too.

And here’s a bonus: Brohn Homes fully fences and landscapes the backyard, giving your pets a safe, private space to roam from day one. No more being solely reliant on shared dog parks, leash-only zones, or surprise charges because your pet dared to be a pet. New homeownership means freedom, and that includes your furry (or feathered) family members.

5. Your Own Outdoor Space (Even If It’s Just a Patio)

Whether you’re into gardening, grilling, or simply enjoying coffee outside in your pajamas, having an outdoor space is a major win. You can plant what you want, hang string lights, or finally get that backyard movie night setup you’ve saved 12 TikTok’s about.

And it’s not just about your backyard. Most Brohn Homes communities are thoughtfully designed with walking trails, parks, green spaces, and even playgrounds. That means even more room to stretch out, get some fresh air, and live your life outdoors. From dog walks to weekend picnics, you’ll have space to enjoy the kind of lifestyle renting rarely allows.

Rent vs. Buy: Which One Fits Your Life Right Now?

So, how did your answers stack up? If you nodded along to a few (or all) of the points in our Not-Your-Traditional Rent vs. Buy List, you might be closer to homeownership than you thought. But let’s be honest, this isn’t a one-size-fits-all decision.

For some people, renting still makes sense if flexibility, financial goals, or life circumstances aren’t quite lining up yet. For others, the desire for stability, personal wealth-building, and a place to truly call your own makes buying a new home the right next step.

The key is to make the choice that fits your life today and know that whenever you’re ready to explore homeownership, we’ll be here to help you take the next step confidently.

Buy vs. Rent

Take the Leap and Become a New Homeowner

At Brohn Homes, we believe homeownership isn’t just about getting the keys—it’s about building a life that reflects who you are. Our homes are designed with flexibility and comfort in mind, and our model homes are filled with inspiration to help you imagine all the possibilities.

If you’re ready to stop tiptoeing, start decorating, and finally feel at home, tour a community, talk to our team, and see what life could look like as a homeowner.

Not sure where to start? Our team is always happy to help you explore your options—no pressure, just honest answers.

Located less than 30 minutes east of Austin, Elgin is a charming small country town, ideal for families or anyone seeking affordable new homes in Texas and looking for a place to call home.

In this blog, we’ll explore why Elgin should be at the top of your list of places to live, highlighting its excellent school district, lively culture, strong Texas pride, easy commuter routes, and affordable homes with resort-style amenities.

Harvest Ridge in Elgin

Why Elgin Brings Character—And Feels Like Home

Elgin is a community that boasts a vibrant artistic culture, deep agricultural roots, and family-centered values, offering a diverse range of attractions to suit every lifestyle. Whether you’re looking for a tranquil or active way of life, there’s an attraction here for you.

Here are a few enjoyable activities Elgin has to offer:

 • Farmer’s Market
 • Museum and art gallery
 • Evergreen Farms
 • Local restaurants
 • Small-town feel
 • New roads and shopping
 • Parks and hiking trails
 • Texas BBQ Trail

A Town That Puts Students First

Education remains a top priority in Elgin. In fact, in 2021, a $190 million school bond was approved to support new construction and essential upgrades, all aimed at fostering a better environment that nurtures strong educational experiences in the Elgin Independent School District.

With a newly renovated high school, middle school, and four elementary schools, families have a variety of educational choices, regardless of their child’s age.

Harvest Ridge is one of the listed elementary schools. We’re proud to say we contributed to the construction of this school by providing 12 acres of land for the Elgin Independent School District. This donation marked the first time in EISD’s history that residential developers donated land for a public school.

Driving Elgin’s Future: Growth Fueled by Connectivity

Elgin is one of the fastest-growing areas in the United States, and its expansion has driven development. The city has experienced significant retail growth, now hosting major stores like HEB, Academy Sporting Goods, Lowe’s, Best Buy, and Petco, which improve convenience for residents.

Traveling from Austin has become easier due to improvements along Highway 290 and new routes through Manor and East Austin, greatly reducing travel times for both daily commutes and weekend trips.

With improved access, increasing amenities, and a strong sense of community, living in Elgin now offers the perfect balance of small-town charm and big-city convenience.

Elgin Exhibits Town Spirit

When it comes to culture, the city is famous for its celebrations and festivals. The town goes all out with delicious food, live music, crafts, and entertainment. One of their most well-known and distinctive festivals is the Hogeye Festival, which aligns with Elgin’s nickname as the “Sausage Capital of Texas.”

Soon to celebrate its 38th annual Hogeye Festival, the city of Elgin hosts the event every October in downtown Elgin. The festival honors family, community, and most importantly, the famous sausage. They even feature a unique mascot—a paper-mâché pig named Priscilla.

Festivals aren’t the sole attractions in Elgin. The downtown area and local food scene are also noteworthy. Located in the city center, the downtown district buzzes with history, culture, and community spirit. It includes quaint shops, like an antique store, Elgin Emporium, and The Owl Wine Bar & Home Goods Store, which combines a wine bar with home decor offerings.

Alongside popular BBQ joints like Southside Market & Barbeque and Meyer’s Elgin Smokehouse, people also praise the family-owned Aviator & Drafthouse, known for its pizza and wide selection of draft beers and wines— a great spot to bring your family or loved ones to sit down and enjoy a meal.

San Antonio has long been one of Texas’s most beloved cities; rich with culture, history, and a down-to-earth vibe that makes people feel at home from day one. Whether you’re relocating, renting and ready to buy a new home, or simply searching for a better fit for your lifestyle, San Antonio offers a lot to love.

If you’re thinking about making a move, here’s why buying a new home in San Antonio (and specifically, in West San Antonio’s Hunters Ranch) might just be the best decision you make this year.

Buy A New Home in San Antonio

Why Should You Call San Antonio Home?

 • Affordability: Compared to other major Texas cities, San Antonio offers a lower cost of living and more home for your money.
 • Culture and community: From the River Walk and historic missions to Spurs games and world-class tacos, San Antonio is full of character.
 • Strong job market: With major employers in the military, medical, education, and tech sectors, opportunity is everywhere.
 • Family-friendly: Great school districts, parks, and kid-friendly attractions make this city ideal for young families.

Spotlight on Living in West San Antonio: A Smart Move for Your New Home

While downtown has its charm and inner-loop living appeals to some, more homeowners are heading west where new communities offer space to spread out without sacrificing convenience.

West San Antonio is booming for good reason:

 • New schools, new parks, new possibilities: Growth in this area means more modern infrastructure, newer schools, and evolving local amenities.
 • Convenient commutes: You’re within reach of major highways for access to downtown, Lackland AFB, SeaWorld, and the rest of the metro.
 • A little more peace and quiet: With neighborhoods tucked into natural landscapes and just far enough from the city’s hustle, West SA offers a slower pace of life that still keeps you connected.

This part of the city is ideal for buyers looking for affordability, newer homes, and a real sense of neighborhood community.

Why Hunters Ranch Is One of West San Antonio’s Best New Home Communities

Tucked into the rolling landscape of West San Antonio, Hunters Ranch is a community already making a name for itself. With beautiful Hill Country views, established builder activity, and a family-friendly feel, it’s a neighborhood where people quickly feel at home.

Here’s a few reasons that make Hunters Ranch appealing:

 • Established, growing community: You won’t feel like the only house on the block. The neighborhood already has a strong foundation and ongoing development.
 • Amenities that support everyday living: Trails, playgrounds, and community green spaces make it a great place to enjoy life beyond your front door.
 • Proximity to key destinations: Just a short drive from employers, schools, and entertainment options, you’re never far from where you need to be.
 • A strong sense of belonging: The kind of place where neighbors wave and kids ride bikes until sunset.

First-Time Home Buyer? Finding the Right New Home Is a Lot Like Dating https://brohnhomes.com/first-time-home-buyer-right-new-home/ Sun, 08 Jun 2025 20:31:50 +0000 https://brohnhomes.com/?p=24328 The post First-Time Home Buyer? Finding the Right New Home Is a Lot Like Dating appeared first on Brohn Homes.

]]>

If you’re ready to become a first-time home buyer, the decision to stop renting and commit to a new home is a big one, and honestly, it’s a lot like dating. You’ve outgrown casual flings (aka your fifth apartment with shared walls), and you’re looking for something serious. You want security. Stability. A place you can be yourself, maybe even paint an accent wall without asking permission.

But just like dating, not every home (or builder) is “the one.” So, how do you know when it’s time to stop renting and swipe right on new construction? Let’s break it down.

Signs You’ve Outgrown Renting

Every first-time home buyer has their tipping point. Maybe it’s the $200 rent increase with zero upgrades. Or the broken dryer that your landlord never replaced. Or your dog being labeled “too energetic” for the building (as if that’s a thing). If this sounds familiar, you might be ready to settle down into a home of your own.

Here are a few green flags that you’re ready to buy a new home:

 • You’re reading this list, which means you’re thinking about it seriously, and that’s a big first step.
 • You’re tired of moving every year and want to create a sense of stability in your life.
 • You daydream about customizing your space and making it truly yours.
 • You value a healthy living environment and want a home that supports your well-being.
 • You’re emotionally ready for a little responsibility in exchange for a whole lot of freedom.
 • You’re starting to think about your future and how homeownership could help build personal wealth.
 • You’ve got steady income, a solid credit score, and savings for a down payment.
your sign new home or rent which way to go

💡 TIP: Still working on your credit or savings? You don’t have to do it alone. Through the Brohn Buyers Club, you can access credit repair support, down payment assistance with HomeFundIt, and tools to help you get mortgage-ready faster. We also host regular educational events and share helpful blogs for first-time home buyers, so you can feel empowered, not overwhelmed.

Still not sure? Check out our Comparison Checklist for First-Time Buyers—it’s like your dating app profile, but for real estate decisions.

Red Flags: When a Builder Just Isn’t the One

Not all builders are created equal. Some look great on the surface, but once you dig a little deeper, you find surprise fees, vague promises, and bait-and-switch pricing. Here are some warning signs that a builder might not have your best interests at heart:

 • Too-good-to-be-true monthly payments that leave out taxes, HOA fees, or MUD rates? Here in the South, we’d call that “too much sugar for a dime”—if it sounds too sweet, there’s probably something missing.
 • Limited included features that leave you upgrading just to get what should be standard? Some builders keep the base price low just to catch your eye, but it can cost you more in the long run when you start adding back the essentials.
 • No third-party inspections? That’s like not letting your friends meet your date. If they won’t let someone else take a closer look, what are they trying to hide?
 • Builds in locations that don’t align with your lifestyle or commute? A great floor plan won’t fix a frustrating drive to work, school, or your favorite taco spot.
 • Hard-to-reach sales teams or high-pressure tactics? If communication is rough before the sale, it’s unlikely to improve afterward.
 • Vague or missing warranty info? If they can’t clearly explain what happens after you close, that’s worth a second look.
 • No meaningful ties to Texas? A builder who knows and loves the area will build with more intention and be more invested in what happens after the sale.

Teal Flags: Why Brohn Might Be “The One” for Your New Home

Cartoon of person with blue nails holding a phone that has the Brohn logo on it.

At Brohn Homes, we want you to feel confident in your decision, not confused or pressured. That’s why we:

 • Are proudly founded in Texas and deeply connected to the communities we build in.
 • Include third-party inspections for added peace of mind.
 • Offer transparent pricing with realistic monthly payment estimates with no hidden fees, no surprises.
 • Include features that actually matter for your lifestyle, now and in the future.
 • Fully fence and landscape your backyard because your garden deserves a home, too.
 • Offer self-tour technology so you can explore homes on your own schedule and get a true feel for the space, no pressure, just possibilities.
 • And here’s a big one: we build greener homes designed for better energy efficiency and lower monthly utility bills.

Our homes are built with comfort and long-term savings in mind, from energy-efficient systems to smart design choices that keep your home cooler in the summer and warmer in the winter. But don’t just take our word for it; each new Brohn home receives a HERS (Home Energy Rating System) score, so you can see exactly how your house performs. It’s like knowing someone’s personal values and credit score before your second date.

We also believe in giving back. Community matters here, and we want you to feel good not just about where you live, but who you’re building with.

Ready to Trade Your Rent for the Right New Home?

The truth is, being a first-time home buyer isn’t about finding something perfect; it’s about finding the right fit for this stage of your life. You deserve a new home that feels stable, secure, and just the right amount of exciting. Like any great relationship, it’s not only about looks; it’s about shared values, long-term potential, and a solid foundation (literally).

At Brohn Homes, we know the decision to stop renting and start building your future can feel overwhelming, but you’re not doing it alone. Whether you’re starting with our Comparison Checklist for First-Time Buyers, exploring homes on your own with our self-tour technology, or working toward homeownership through the Brohn Buyers Club and HomeFundIt, we’ve built tools and programs to support you at every step.

Add in our educational events, helpful team, transparent pricing, and energy-efficient designs, and it’s easy to see why so many first-time buyers are choosing Brohn. When you’re ready to stop renting and start something real, we’d love to be part of your story.

From live demonstrations and artisan vendors to food, wine, and hands-on art activities, it’s an event that brings the whole town to life. Don’t miss the Liberty Hill International Sculpture Park, where public art from around the world is on display—including works by beloved local artist Mel Fowler.

History buffs will enjoy visiting Fort Tumbleweed, a preserved area with 12 historic buildings filled with fascinating artifacts from the 1850s.

Getting to Liberty Hill Is Easier Than Ever

Not long ago, living in Liberty Hill felt like a bit of a stretch for many Austinites—beautiful and peaceful, yes, but just far enough out to make the commute a challenge. That’s all changing. With major roadway improvements now underway or recently completed, getting to and from Liberty Hill has never been easier.

New connections and bypass routes are cutting down on driving times and making everyday travel more convenient. One of the biggest game changers is the 183A Toll extension, which now provides a faster and more direct route between Leander and Liberty Hill. Additional access roads and improvements throughout the area are continuing to enhance mobility, ease congestion, and support the region’s growth.

It’s not just about the drive, either. As Liberty Hill grows, so do the conveniences. Major retailers and businesses, including a brand-new Costco, are opening nearby, bringing the essentials (and the extras) closer to home. With improved roads and increased local amenities, living in Liberty Hill now offers the perfect blend of quiet Hill Country charm and everyday convenience.

Why energIQ Matters: A Better New Construction Home, Built for You https://brohnhomes.com/energiq-matters-a-better-new-construction-home/ Tue, 06 May 2025 21:57:59 +0000 https://brohnhomes.com/?p=22269 The post Why energIQ Matters: A Better New Construction Home, Built for You appeared first on Brohn Homes.

At Brohn Homes, we believe that you deserve more from your new construction home; more comfort, more value, and more confidence in your investment. That’s why we created energIQ, our unique approach to building new homes that go beyond standard features to offer smarter design, meaningful energy savings, and a healthier place to live. It’s not about technical buzzwords. It’s about building the kind of home you deserve.

In short, let’s break down why energIQ matters and what it means for you.

More Home for Your Money

With energIQ, we don’t believe you should have to pay more for a home that lives better. Every Brohn home is value-engineered to maximize what you get for your investment. That means intelligent layouts with no wasted space, construction methods that save time and materials without sacrificing quality, and high-end finishes that many builders treat as upgrades. From stylish design to energy-efficient features, you get more of what matters, included at a price that still fits your budget.

What makes the difference:

 • Thoughtful open-concept layouts that improve flow and livability.
 • Raised bathroom vanities and hard surface countertops that come standard.
 • Upgraded exterior and interior design details that enhance curb appeal and comfort.
 • Strategic use of high-quality materials and efficient construction processes that help reduce cost without compromising quality.

Beyond Energy Efficiency

Yes, energIQ homes are energy-efficient—but that’s just the beginning. All of our homes are built to meet and exceed the U.S. Department of Energy’s Zero Energy Ready Home (ZERH) standards. What does that mean for you?

Each certified ZERH home must meet a rigorous set of guidelines, including:

 • R15 blown-in blanket insulation and spray foam in the attic for a tightly sealed building envelope.
 • Argon-filled, Low-E windows that block excess heat, reduce UV exposure, and allow natural light to fill your home.
 • ENERGY STAR® certified appliances that help reduce utility costs while maintaining high performance.
 • LED lighting throughout that uses up to 80% less energy and lasts significantly longer than traditional bulbs.
 • Efficient water heaters that deliver reliable hot water with lower energy use and less waste.
 • WaterSense®-certified fixtures, from faucets to irrigation systems, that conserve water without sacrificing performance.

All of this contributes to a low Home Energy Rating System (HERS) score:

 • A typical new home has a HERS score of about 100.
 • ENERGY STAR® homes usually land around 85.
 • Brohn’s energIQ homes often come in below 50.

That translates into real savings; up to 50% less on your energy bills than a typical new home. That’s money in your pocket each month, and the peace of mind of knowing your home is working more efficiently for you and your family.

💡 What is a DOE Zero Energy Ready Home?

It is a home that meets the rigorous performance guidelines set by the U.S. Department of Energy (DOE) for energy efficiency, indoor air quality, and long-term durability. These homes are so energy efficient that they can offset all or most of their annual energy use with renewable energy—like solar panels—if installed. However, to earn this certification, a home must meet or exceed ENERGY STAR® standards and include advanced insulation, high-performance windows, efficient HVAC systems, and moisture management features. The result is a healthier, more comfortable, and future-ready home that’s built to perform better than the average new construction home.

A Healthier Home

Additionally, your home should support your health. Every energIQ home is built with systems and materials designed to improve indoor air quality and reduce exposure to harmful contaminants.

What makes it healthier:

 • We use low-VOC paints, non-toxic carpet, and safer building materials to support cleaner indoor air.
 • The Fresh Air Ventilator we use replaces indoor air over three times a day, helping remove pollutants and bring in fresh, filtered air.
 • Sealed construction reduces outdoor allergens, moisture, and dust from entering the home.
 • Drainage systems and moisture-conscious design improve the health of your home—starting at the foundation.

These features work together to create a healthier, more comfortable living environment for you, your family, and even your pets.

Icons that represent Electrical vehicle ready, LED lighting, and Energy Star Equipped.

Built for the Future

energIQ homes are not only efficient and healthy, but also future-ready. Every Brohn home is solar-ready, with built-in infrastructure that allows for easy rooftop solar panel installation when you’re ready. So, there’s no need for costly electrical upgrades or major retrofits.

And it doesn’t stop there:

 • All homes include a 30-amp EV-ready outlet to support electric vehicle charging.
 • LED lighting and intelligent layouts reduce energy waste and make better use of natural light.
 • Our homes meet Zero Energy Ready Home standards which means they’re just a few steps away from Net Zero, where your home produces as much energy as it uses.

With energIQ, your home is designed to meet today’s needs while supporting your goals for tomorrow.

The Brohn Difference: Raising the Standard for New Construction Homes Across Texas

We created energIQ not to complicate things, but to improve your home. Our goal is to make your home intelligently designed, healthier, more efficient, and more valuable in the long run. At Brohn Homes, we believe that doing the right thing for homeowners should be standard practice.

Come see energIQ for yourself—visit one of our model homes or tour an available home and discover how it’s more than just a place to live; it’s a better way to live.

Your Path to Homeownership Starts Here: A Helpful Guide for First-Time Buyers in Texas https://brohnhomes.com/path-to-homeownership-first-time-buyers/ Sun, 30 Mar 2025 20:16:41 +0000 https://brohnhomes.com/?p=23636 The post Your Path to Homeownership Starts Here: A Helpful Guide for First-Time Buyers in Texas appeared first on Brohn Homes.

]]>

If you’re thinking about buying your first home in Texas, especially around the Austin or San Antonio area, congratulations! It’s an exciting step, and we’re glad you’re here. But if you’re also feeling overwhelmed by all the steps, decisions, and new terminology… you’re not alone. Many first-time buyers share this same sentiment.

At Brohn Homes, we believe homeownership should be exciting and rewarding, not intimidating. That’s why we created this guide (and this blog) to walk you through the basics of what to expect, what questions to ask, and how to make smart, confident choices throughout the process.

Let’s start at the beginning.

Getting to Know the Process as a First-Time Homebuyer in Texas

Buying a home isn’t something most of us are taught in school. And yet, it’s one of the biggest financial (and emotional) decisions we ever make. That’s why we start by helping buyers understand what to expect; from financing to move-in and everything in between.

In your early research phase, it’s helpful to get familiar with some common terms. What’s the difference between pre-qualification and pre-approval? What do closing costs actually include? What’s escrow?

These may seem like small details now, but understanding the language of homebuying helps you make better decisions, ask more informed questions, and effectively advocate for yourself as a buyer. We’ve put together a quick glossary of these terms in our downloadable Path to Home Guide, which you can use to build your confidence before getting too far into the process.

Real Estate Terms You Actually Need to Know When Buying a New Home in Texas

Buying your first home anywhere and especially in Texas comes with a lot of new vocabulary. Here are a few key terms that can help you feel more confident in conversations with your lender, builder, or agent.

 • Appraisal – A professional estimate of a home’s market value, usually required by your lender before final loan approval.
 • Escrow – A third party that temporarily holds funds (like your down payment or tax/insurance payments) until conditions of the sale are met.
 • HOA / MUD / PID – Community fees that may apply depending on the neighborhood. These often cover amenities, maintenance, or utility infrastructure.
 • Pre-Approval – A lender’s written estimate of how much home you can afford, based on a review of your finances. Stronger than a pre-qualification.
 • PMI / MIP – Mortgage insurance usually required if your down payment is under 20%. It protects the lender—not you—but it can sometimes be removed later.

Want to see how all these terms fit into your homebuying journey? Download the free guide and feel like a pro from day one.

Step One: Understand Your New Home Budget (and Buying Power)

Many first-time buyers wonder, “How much home can I afford?” The answer depends on a few key factors:

 • Your credit score and financial history
 • Your current debts and monthly expenses
 • Your income and job stability
 • How much you’ve saved for a down payment
 • What loan types you’re eligible for (FHA, VA, USDA, Conventional)

Getting pre-approved by a lender is a smart first step. It gives you a realistic picture of your homebuying budget and makes you a stronger buyer when you’re ready to make an offer. In short, pre-approval is more official than a pre-qualification—it’s based on a detailed review of your credit and finances and shows sellers and builders that you’re serious.

Not sure where to start? A trusted lender (or one of our preferred partners) can help walk you through your options.

Step Two: Think Beyond the Mortgage

Your mortgage payment is just one piece of the financial puzzle. First-time buyers are often surprised by the additional costs that come with buying and owning a home.

Here’s what else you’ll want to budget for:

 • Property taxes and homeowners insurance (often included in your monthly payment)
 • HOA, MUD, or PID fees (especially common in new communities across Texas)
 • Utility costs (which vary by size, location, and energy efficiency)
 • Closing costs (usually 2%–5% of the home’s purchase price)
 • Moving expenses, deposits, and new furnishings
 • Upgrades and essentials like blinds, landscaping, or a refrigerator

According to national data, the average homeowner spends over $10,000 in their first year on these types of items. However, that doesn’t mean homeownership is out of reach, but it’s worth planning ahead so you’re not caught off guard.

One of the ways Brohn helps simplify this is by including many features that other builders charge extra for. Features such as front and rear landscaping, as well as energy-efficient construction, come standard in our homes.

Step Three: Explore New Homes and Compare More Than Just Price

Once you’ve been pre-approved and have a sense of your budget, the next step is to find the right home for your needs and lifestyle.

That means more than just choosing a floor plan or comparing square footage. When buying new construction, especially in a competitive market like Austin or San Antonio, it’s essential to understand what’s included and what will incur additional costs after closing.

We recommend using a Home Comparison Checklist (like the one in our guide) to compare:

 • Appliances
 • Landscaping
 • Energy efficiency features (like HERS scores and third-party certifications)
 • Warranty coverage and service team access
 • MUD/HOA fees and property tax rates
 • Overall value—not just price per square foot

Our available homes page is a great place to start browsing. If you’re curious about how Brohn compares to other homes in your price range, we’d love to walk you through the checklist and help you make the best choice for your situation.

Step Four: Ask Questions and Get Informed

There’s no such thing as a dumb question when it comes to homebuying. Whether you’re wondering how long closing takes, when to get a home inspection, or whether you can negotiate with a builder (hint: you often can!), we encourage you to speak up.

You can also take advantage of the many tools and resources available to first-time buyers including:

 • Credit repair support or down payment assistance programs
 • Builder incentives like rate buy-downs or closing cost assistance
 • Workshops and Q&A events hosted by local builders (like ours!)

That’s why Brohn Homes created the Path to Home Workshop, a free, no-pressure class designed specifically for first-time buyers in Texas. You’ll also get expert tips on financing, find out what costs to expect, and learn how to avoid common pitfalls along the way.

Step Five: Take the First Step (Even If You’re Not “Ready” Yet)

Here’s what we want every first-time buyer to know: You don’t have to figure everything out today. Just take one step at a time.

Whether you’re actively house hunting or simply gathering information for the future, there’s no such thing as starting too early. Download our ‘Path to Home’ Guide below, start taking notes, and begin building your confidence.

If you’re interested in learning more but not ready to download the guide, you can chat anonymously with our team using the chat feature located in the left corner of your screen.

Then, when you’re ready, attend a free workshop or connect with one of our team members. We’ll meet you where you are, answer your questions without pressure, and help you move forward with clarity.

Final Thoughts: You’ve Got This

Buying your first home is a big deal, but it doesn’t have to be overwhelming. When you’re informed, supported, and working with a team who truly cares, the path to homeownership feels a lot more doable for a first-time buyer.

Above all, we hope this blog has helped you better understand the process and given you the confidence to take your next step. Whether you choose Brohn Homes or simply use this information on your journey, we’re glad to be part of your story.

How Our Team is Transforming Communities Through Compassion and Giving

We have long been recognized for building exceptional, affordable, and sustainable homes across the Austin, Texas Metro and surrounding area. But what truly sets us apart is our unwavering commitment to shaping vibrant communities through compassion, generosity, and innovation. Our team at Brohn Homes isn’t just constructing homes—we are weaving a culture of giving that touches lives and transforms neighborhoods.

“We live out our core values of love, fun, and innovation every day, striving to make a lasting impact on the communities where we live, work, and play. Our hope is to inspire others to join us in creating a brighter, kinder future for all.” – Greg Barber, VP of Operations for Brohn Homes.

At the heart of our mission is the Brohn Gives Program, which empowers our team members to extend their influence beyond the build, going the extra mile to create meaningful change across Central Texas.

Making a Difference: How Brohn Homes Gives Back to Central Texas in 2024

Our giving impacts every aspect of our culture. We build homes for families in Austin, Round Rock, Georgetown, Elgin, Buda, and Kyle with plans to continue expanding, but we also want families that move into one of our communities and our homes, to know and see that our team is truly connected by giving of our time, treasure, and talent to continue to improve our cities.

We were honored in 2024 to be named Developer of the Year along with many other honors, but it means so much more to know that our commitment to the community is what allows innovation, creativity, and heart to be seen and felt in our homes. With a people-first mindset, our team members devoted nearly 2,000 hours in 2024 to community service—changing lives one small act at a time.

One of our goals was to continue to tackle hunger in Central Texas. The U.S. Department of Agriculture released its annual study showing that Texas has the second-highest rate of food insecurity at 16.9% as referenced in a feature article by Feeding Texas. That means that 1 in 6 households are food insecure. We at Brohn believe that we need to do our part and put our hands to work not only building homes but feeding families.

Through partnerships with impactful organizations, we provided 8,120 warm, nourishing meals to those in need, fostering dignity and hope with every plate served. Our team’s efforts included serving 5,280 meals at the Central Texas Food Bank, delivering 2,590 meals through Operation Turkey in Elgin, and cooking and serving 250 meals with Angel House. Together, we united in the fight against hunger, lighting a path of hope for many.

Another area of impact near and dear to our hearts is supporting our veterans, active military, police officers, firefighters, teachers, and other civil servants who guide and protect our communities. We proudly support the Homes for Texas Heroes Program, which offers housing and down payment assistance to teachers, first responders, corrections officers, and veterans—everyday heroes who dedicate their lives to serving others.

Our Brohn team continues this support throughout the year by giving current and former armed forces service members and civil service personnel access to early releases and a $1,500 design credit with their home purchase. The Hometown Heroes initiative at Brohn is a small way that we can show our gratitude for what these individuals have done and continue to do to serve all of us in our local communities across Central Texas.

From Beds to Tiny Homes: Brohn’s 2025 Commitment to Giving Back in Austin & Beyond

A new year brings a continuation of our give-back efforts. We kicked off the year in continued partnership with Sleep In Heavenly Peace, an organization focused on providing beds for children who fall asleep each night without the comfort and security of a bed. Together, we built 30 beds for children in need in the local Austin and Round Rock communities, ensuring they have a safe and comfortable place to rest. A good night’s sleep empowers these children to succeed in school and life, nurturing dreams for a brighter tomorrow.

“We love working with Brohn to build beds for children in our local community. They help us bring to life our mission that no kid sleeps on the floor in our town!” [Steve Gielda, Chapter President, Sleep in Heavenly Peace]

Our Brohn team is also gearing up to contribute to a cause close to our hearts—Community First! Village, which provides permanent, affordable housing and a supportive community for individuals transitioning out of chronic homelessness. The community spans 51 acres in Northeast Travis County. This March, we will break ground on our second tiny home, designed to offer dignity and hope to those most vulnerable.

“The Brohn team is an amazing Austin homebuilder who continues to go above and beyond for our community. Our tiny homes provide a starting point for residents. I think our two favorite moments are when we break ground and when we get to hand over the keys to the new resident. Brohn continues to go above and beyond to provide homes to people in need.” [-Robert Somera, Community First! Village a development of Mobile Loaves & Fishes]

Stepping into April our team will begin to serve Healing with Horses Ranch, a nonprofit offering equine-assisted services for people facing learning, behavioral, mental, emotional, and physical challenges. Their focus on at-risk youth, veterans, active-duty military, and first responders aligns with our dedication to make a profound, heartfelt impact for those at-risk and for those who serve all of us in our communities.

Our giving plans will continue to expand throughout 2025.

A Legacy of Giving: Our Commitment to Schools & Community Growth

Our team’s generosity also shines through community development. We were proud to provide a donation of a 12-acre land site for Elgin Independent School District’s fourth elementary school—marking the first time in EISD’s history that residential developers have contributed land for a public school. This contribution will shape generations to come, building a stronger, more united community.

The Brohn Gives program is a living testament to the power of collective action and the beauty of giving back. Through our dedication and compassion, we desire to set a standard for how corporations can go beyond business to uplift the communities they serve. Together, with our hands, hearts, and vision, we are building not just homes, but a future filled with hope, generosity, and boundless possibilities.

Be sure to follow us on our social platforms to discover more about our team and follow our give-back adventures. Join the movement, #brohndoesgood.
